If you do decide to self-manage, I would recommend to really prioritize systems and rules, to use an automated platform for rent collection (Cozy, etc.), to set boundaries on hours when you will accept calls, consider a business phone line that is separate from personal cell and perhaps hire a helper to assist with simple, tedious tasks like posting ads and initial screening. 

He'll either leave or re-prioritize what gets paid first.  

I do like to prioritize people that came to the open house as well (I will keep a more open mind from now on after reading Sue Kelly's post).

I don't think my lawyer has much experience in this area though, so it's been hard to collaborate effectively.
