Dallas is having some moderate appreciation that I am enjoying now but western Washington has much stronger appreciation and rising rents.For a duplex I would be having the tenants pay for their own garbage which is the norm around here.

When I get some free stuff posted (or decide to get a pro account on BP) I'll come back and link to it here as long as that's OK with the moderators.

The moderators usually charge an arm and a leg for access to their contractors and contacts

The yields are moderate, though acceptable.

Also, they cap what you can offer unless it's in a 'low or moderate' income area, which also negates certain areas as no nice areas are in their price zone.
