Hi @Givanne Nelson, Here are a couple of samples to look at, but they're for Texas so you'll have to adapt for your area - Wholesale Assignment and Wholesale Purchase Agreement.

Your title says "Landlord" but it's apparent that you have some solid lending/analysis experience.I'm working my way into more complicated deals... do you happen to have a sample deal that you can share, that takes the points in your post into consideration?

I'm going to write my first blog post on this topic, and use a few properties in the area as samples.

You can either inspect the property to be lead free which would require eliminating everything that had lead paint on it (pretty much gutting the property) or you can test dust samples.

Furnace is off and it was about 20 degree outside.everyone was watching this guy testing the air sample, indoor was maybe 30 degrees.
