There is a 3-year seasoning period for FHA loans after the actual discharge date of a bankruptcy.

Sometimes the people go into bankruptcy and that holds them up for awhile. 

It will seriously hamper your ability to get financing.Likelihood is that one serious bump in the road will drive you into bankruptcy.

It is not in foreclosure proceedings yet because of the bankruptcy .

Would I qualify, in other words will banks even touch me with a 10 foot pole (dismissed bankruptcy, Collections, chargeoffs) Or should I (hear me out here) Sell this property (wink wink) to a well qualified person of my choosing, and use the proceeds of the sale to flip my next property.   

Additionally, they offer low minimums, and superior bankruptcy protection.

So, a total closing of $2195-ish.No bankruptcies that I see (deed was in buyers name still until a few days ago).  

We also have a bankruptcy remote special purpose entity called PeerStreet Funding LLC (PSF).

I've been told the female's credit is excellent (750+), but the male has a a short sale within the past 7 years and a bankruptcy 10 years ago.  

That idea does not take into account leverage or bankruptcy.
