One realtor told me "there's nothing in your city under $200k" which is completely false, as I can find 30+ properties in areas I like from $120-180k all day long.I am wondering if I need a realtor, or if I could do the purchase myself without one?

If that is the case, then the amount you received is correct according to the contract you signed and the only mishap is the false temporary expectation created by the faulty spreadsheet.

Since an FHA loan requires as little as 3% down, the seller of the property gets the impression that you don't have much cash in the bank so there's a chance you would walk during negotiations if you were asked to make repairs, you'd realize you didn't even have the 3% down when it comes time to close so everything false apart, etc...A Conventional loan is assumed as more likely to close because of the higher down payment.

As @Michael Beauchemin pointed out, if you say you are buying in cash, but you aren't.. that kind of false advertising, b/c you aren't the one who has the cash.I also think for a seller, it's kind of predatory.. whereas a realtor works for the seller and tries to get them the best price for the seller, wholesalers are working for the buyers and want to get them the best price.

Filing a false police report is a crime in itself, so the insurance company had a stronger reason to believe me and my claim.The police see patterns individual citizens cannot see.
