George Bernard Shaw I recently had a very interesting conversation with someone and it has altered my view on gurus in one aspect.Don't get too shocked I still believe it is a total waste of money for 99.9% of all real estate investors out there and for 100% of anyone just starting out.So, what altered my perception?

@George Paiva I'm not sure on Clearwater and Tampa, I know Tampa requires rental licenses even on single family but I'm not sure if they go as far as to kill your zoning like St Pete has.
