My property management company recommended, after the tenants had closed their water company account, that I turn the water back on so 1) prospective tenants can see the water actually runs and they and any contractors can use the bathroom if needed, and 2) the power-washing contractors have access to water as needed while powerwashing the driveway and house exterior. 

The mansion we just power washed and took care of deferred maintenance.

Dish washer/ washing machine/ big appliances create heat and eat electricity even more if they are old. 

You'll get discounts pretty fast when you send them enough business.I just did that on Friday and it cost me $600 to replace three pipe fittings for a washing machine and an outdoor faucet and to pinch some pipes off.My father said, like I personally stole it from his back pocket, "$600?!

I had to completely repaint the 950 sqft house because of marks on the walls that wouldn’t wash off and dozens of patches that my tenant did before she left.

For us, there are no supplies included, we are providing all supplies. they will of course wash linens, refill soaps and stuff and make the cabin guest ready.Thank you everyone for your inputs. much appreciated. 

Owner can't provided any rent collection- mom and pop owner who says he is collecting cash.The park need the roads to be fixed up, trailers to be rehabbed, outside power wash all trailers, paint outsides of trailers, landscape and clean up and a new trailer brough in.
