It might be easiest to incorporate it into the rent adding a buffer in, so if normal rent is $1000 and water/sewer is $50, charge $1075 including water/sewer.

Big difference, selling the park is commercial and the D-F won't apply.Dealers have different restrictions as to DF search for DF related posts by Ken Rischel, he's the compliance expert here on chattel liens and parks.As to RTO, the are specifically addressed in the SAFE Act which was incorporated by DF and ARE covered transactions.

The SAFE Act was later incorporated into the Dodd-Frank Act, so it's alive and well requiring compliance.The guy you need to speak to, IMO, about MH financing is @Ken Rishel who has a compliance operation specifically for MH dealers.
