Wholesale Contracts for California

Hello Everyone,

I just started my RE career and my goal is to escape my banking job and dedicate to RE full time. Thus, I am currently focus on Wholesaling properties in the golden state of California. However; I need serious help! I don't know what contract to use and I really don't want to break any laws...especially in this high regulatory state.

Therefore, I am reaching out to the beloved BP community to seek guidance on how to approach this situation and if its a good idea to use a customized contract that tailors to assignments or if I can use the standard Realtor Purchase Agreement Contract? If by using the standard purchase agreement what are some good assignment verbiage can I incorporate without scaring off the seller?
