I am taking on more debt next week...OPM...because that is the key to building an empire.

I’ve been reading, running numbers, listening to podcasts and networking seriously for the past 5-6 months and plan to continue this and save for the next 6 months before I make my first investment.I want to invest in apartments, 30, 40, 96 units etc is my target and keep going to build an empire from there.I don’t know how to get started.

In the book Build a Rental Empire by Mark Ferguson, he talks about using a 30 year mortgage vs using a 15 mortgage.

When did you move from/to Texas and build your rental empire and marry your wife in Pittsburgh?

I know prices were really low there, but as the coastal areas are picking up, is it driving people back out to inland emoure?
