My MFHs are just 2 apartments per building, but my lease states that they are responsible for keep the lawn cut, snow cleared from walkways, and lawn free of pet waste and litter.So both are responsible for these things.

So, we had the guy place it in the court RIGHT in FRONT of MY DOOR, on plywood to not scratch the road, totally off to the side where it would only "bother" me bc it is in front of my walkway and a "burden" on my side of the court.

Now, the backyard is uneven, totally rocking and has a sewer clean-out pipe sticking up as a tripping hazard right by the walkway of the side gate to the back door.

These days cap rates are getting pretty compressed and an 8 cap is very rare; I would expect to pay much closer to 6 for C class.I don't have an answer off the top of my head for snow removal, it really depends how many porches, walkways, whether parking area is included or tenants shovel themselves out, etc.
