Negligent forest management, drug addicts, or illegals? 

I’ve been investing in Colorado since 2021 and have worked with a lot of first-time investors looking at SFH and STR opportunities.

I manage hundreds of rentals, thousands of renters.

They yield results, but I understand a lot of other people have jobs where they cannot spend so much time on their listings. 

We also self manage till this day.

I am a two time house hacker in Beverly, MA.

However, a good real estate accountant is worth what you pay them because they will save you time and money. 

I already have an investment analysis workbook built that tells me everything I need to know to make a purchase decision, NOI, COC, ROI, and if the property will achieve the appropriate coverage ratio to be funded. 

I would also add, a contractor that you can buy materials for and they know how to put them in with little to know direction (reduces the management time of the project).

Time to get serious with the books.
