I’m a physical therapist and I’m preparing to move to north east Florida in the next year or so and I’m learning all I can to be ready to jump into REI when we move.

I could see them thriving for a decade until everyone kind of picked up on the gimmick, sort of like the old "undercoating" sales pitch for new cars, but they are like the energizer bunny - they just keep going! 

I wanted to share a success story and I’m willing to talk to anyone about the process and my experience, 2018 was the year I started to dive into networking events, and every real state book/interview that I could find, how rich dad poor dad started it for me like everybody else, and thanks to the bigger pockets that kept me energized and excited to start on this journey.after I got my bachelor in architectural design from UCM in Warrensburg, I started working at architecture and engineering firms in Kansas City, I thought that is what I wanted to do for the rest of my life, after two years of working in industry I realized I can’t do this for the rest of my life, after dabbling in stocks and realizing how horrible I was, I turned into a real state as another investment opportunity that I can control, after being exposed to the rich dad poor dad and the rat race board game, I was hooked, and that same year I was able to buy my first two rental properties, And start my first flip with a fellow investor, and from those first three deals I went through more headaches and stress level and anxiety than a lot of people I had talked to from their starting points.

It will take about 2-3 years for us to pay all the loan off if we continue at the current pace.We are both travel Physical Therapists and are making a lot more than usual.

I was thinking it's the commom practice to charge termination fee (for my time and energe to search for new tenant).

I had my 10,000 hours in my previous career as a Physical Therapist. 

I have already posted the rooms on a local therapist facebook group but still haven't had any luck filling the spaces. 

A new prospective tenant, a therapist, would have visiting clients, which means increased liability.Is there any benefit to upgrading from a regular residential policy to a commercial policy for the whole building, or is simply requiring the new tenant to list us (the property owners) as additional insureds on their liability policy sufficient, making sure they carry at least $1 million in coverage?
