That's assuming the market you are in isn't sorely depressed.

It will give you a floor on the price, though ...As for locating the owners, you could ask the neighbors or church if they know who owns it and if they know where they are located or how to contact them ... they'd likely want to help you as I'm sure the property is an eye sore and bringing down the neighborhood price wise.

That could be nice if you do need to set up some sore of forced savings.

There is one thing sorely missing in crowdfunding sites. 1) Very few of them are investor focused.

Really, most of my experience with "drama queens" has involved tenants that I believe have some kind of diagnosable personality disorder or other real mental illness. 

Because of their disorders, they can't hold a job, they often can't get along with their neighbors or roommates , they don't have enough money to manage on their own,  and they are lucky if their payee isn't stealing from them.

Appraisals are generally ordered by lenders, so relies more on building your business up with key lenders.

but I will continue when a rough park comes my way i will purchase it.. its just not easy to find them.and the one i just turned around last year the city point blank was helpful becasue we turned an eye sore high crime property around... they admitted they look at these parks as their affordable housing ..

But as for door knocking, properties stick out like a  sore thumb.
