Your current pictures are dark, it looks like the photographer is standing in the middle of the room taking a picture of the corner, and the angles are not attractive.

In 2021, Omaha was ranked the #4 city for new homeowners- and I think with the next wave of QE heading for markets, the gap for affordability in high-demand coastal metros will just make midwest flyover cities that much more attractive to would-be homeowners, in particular remote workers.Within Omaha, there are entire neighborhoods being refreshed by investors and homeowners alike, as well as new home developments popping up on the outskirts of Omaha left and right.

The deal does have a sizable amount of margin, which makes it attractive to begin with. 

Properties within walking distance of the Strip will likely attract more guests since most visitors prefer the convenience of being close to the main attractions.

I am super attracted to the idea because I love to fix and flip, and the emount of money to get started is so much less. 

The automobile existed for decades before Henry Ford produced the Model T.

Our 2025 goal is at least 2 income producing properties, with usable equity. 

I would also recommend looking at cities close to Greenville, like Anderson, Easley, & Simpsonville as well since Greenville can be competitive unless you are looking at off-market deals.Also the non-occupancy tax would be based on the tax assessed value of the property and not the income it produces.

I've never invested in commercial real estate but the price they want to sell for seems very attractive.

If I'm looking to househack with my family (I had a toddler and a newborn the last time we did it) I might be interested in 1/3 of these neighborhoods, of which a few will absolutely produce some income (assuming you're number's aren't ultra-conservative) upon moving in year 2-3.
