I will say unique properties can sit since you are finding the "right" person.

I personally would go that route as it would probably be less expensive.

It does have Power dialer and when leads come in, I know it's from that person that integrates with my CRM.

To answer your question directly: a person should apply (whatever that means in your process) before being asked to screen.

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

You look like the kind of person who is going somewhere.

Some will shed most is not all of their rentals and just do lending .. personal choice.. some things to keep in mind ONLY do first loans.
