I can see when the payments are pending and when they post. 

My real estate agent assured me that the comps looked good and that there was even a couple other houses that was pending and would support the ARV even more, by the time we closed.

UPDATE:   Sale pending 649k  full ask with some seller credits.. 10 days on market. 

Find out if the HOA has been sued or have any pending law suit.

You will get copies of past due bills and are notified of pending shut off dates. 

A triplex sold down the street for $285,000 and a duplex a block away is pending sale at $229,000, and researching what the rents are, both came in around 1% of the sale price.

Pull up the HAR app and you'll see all the pendings on the map. 

It takes minutes for the agent to set up and it will push properties that meet your criteria as soon as they hit the MLS or if there is a change in the listing (i.e. price drop, drops out of pending, etc.).

I understand regulations are still pending from Dept of Treasury but what are your thoughts / expectations about the benefits for an investor that is not looking to invest money from capital gains?
