Nurture your leads over the phone.

The bank I work with is a partner - a relationship I need to nurture and protect.

First of all, if you raise their bile, they could complain to your state division of real estate and make life miserable for you.Second of all, nurture the agent and make an ally, if you can.  

Sometimes you have to nurture your ideas without too much criticism until they've fully blossomed.

If the seller truly isn't motivated for whatever reason then you can note that and either nurture that lead or unqualify it.

day and age, I think many forget the importance of nurturing long term business relationships.

These relationships need to be formed by the TOP REO brokers in your area, not ones with just a few REO listings and usually with a brokerage that specializes in REO's (in other words, an agent that works with Remax probably will not cut it)These relationships take time to develop and nurture.

If this is a second job for you, it can be tiring to work an 8 hour day then go right to another few hours of networking events, but it is very important to establish these relationships and nurture them from day 1.
