use STR reports it's more representative of major hotel markets and hotel inventory. find hte right brand. we just did a 150 page report on one development site.

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.

I happen to be looking for gap funders myself for a number of my house flip projects in Houston, TX and finding gap funders or any kind of private money involves a lot of networking and putting myself out there to meet potential lenders.

Networking with local real estate investor groups can also help identify lenders active in your area.

That is why everyone here is emphasizing relationships and networking.

But i was able to achieve the elusive infinite return on a majority of my RE and all of my investment RE that I purchased prior to 2020.Infinite return has the benefit that the finances are not the hindrance to scale.  

I would also add that you join your local REIA chapter (Real Estate Investor Association) as it will allow you to network with other STR owners and get more location-specific information. 

However, I do rely on my trusted network of local professionals for different parts of the process.
