Typically, the STR property tends to be priced at 10x of the annual gross revenue, so let's assume you buy a house for $500k and you can get $50k a year in gross revenue. 

Probably every dialer company has lists they can sell you.I think it is better to call yourself vs using cold callers. 

Are there great property managers that specialize in student housing properties?

I personally think you can successfully market both your property management (PM) and buy/sell real estate services under one brand if you position them correctly.

I agree on selling. 

It would be wise to rectify it before transfer of title so your starting off clean and hopefully won't have any issues when you go to sell down the road.
