I am an Accounting major with 3 semesters left at UVU, I have many cousins, Aunts/Uncles, grand parents, and parents who all do real estate (mostly buy and hold in Provo/Orem).

IKEA sells countertops in one piece square slabs (for islands) and cut to measure for counter tops - that can be fit into the back of a Dodge Grand Caravan with the back seats removed. 

The fact that it saves me about fifty grand in interest over the life of the loan is also nice.

Act as a RE agent that you are.. get a buyer if its a great deal that would not be hard.. sell it to them make your commish then get the list back  rinse repeat about 20 times a year and make your self a few hundred grand with NO MOney out of your pocket other than normal business expenses anyone would have when you have your own business that provides you a 6 figure income.on the credit side I don't think folks realize how devastating it is to let your credit slide.. at least when you then want to get credit.. if there is anything for younger up and coming folks to hone in on is the disability you place yourself in when you cannot manage your personal credit and you let it get bad.

I have even flown to other states to meet with clients.. ( of course I had talked to them on the phone. but it was big enough timber deals that I wanted a face to face and whats 1k bucks in flight car and hotel if I was going to make a few hundred grand on the deal.. its simply the cost of doing business. as this is all I do .I never did not close the deal when I made this unique effort..

To me, I don't know many 21 year olds with 40 grand just sitting aside so I'm essentially asking for any tips or advice to funding my first investment or any tactics such as turnkey houses.
