Besides the issue of distraction, this is a really bad time to get financially involved with this person, they could easily be headed to divorce court and all that that entails.

Also the current rate environment has caused many buyers to pause, so there is opportunity for buyers to present without the distraction of multiple offers or competition. 

======Become a POWER LISTENER=== Here's a listening trick that I use sometimes.....lean forward and slightly towards them while they're talking and place your cupped hand behind your ear to increase amplification if a distraction arises while they're talking.

Not speaking from experience, but instead from reading here on BP, folks warn about veering off your path to chase shiny objects such as this deal in front of you.If it takes your focus off the success you currently have, and creates a distraction which impedes your job and life, this might be an opportunity to pass on.Whatever you choose to do, I wish you much success!

Real estate investing is a big world and it is easy to get distracted and then not end up making a decision or not doing anything at all.  

My wife works too and when she catches me and says, you were not listening to me were you, that's so horrible to do to the person you love)  Those glazed eyes come from focusing or being distracted by overwhelm.  

I would say the past 1.5 has been very locked in with the previous few years beign distractions (you know, marriage, kids, moving states, small stuff. haha)Anyways, in April of 2014 i said to myself that i had to get serious again and began locking in goals.
