About a month later around the beginning of January the mold reappeared darker and more spread out over the ceilings.

FEMA maps are not that accurate as they are simply shaded and show contuor lines, I have seen many properties (and had some) that were close to the 100/150 or 200year flood area.

Painting the ceiling the same color as the walls will make the room look smaller, not to mention that many low end buyers will think the contrast makes the house look newer (same reason I use a darker neutral on the walls instead of a shade of white).

sometimes they do a great job at a decent price and when you come to rely on them, guess what, they are out behind the barn drinking a 6 pack with their buddies cuz in their mind they have it made in the shade cuz they are on the elite vendor list and therefore they are surely gonna' get paid!
