***This isn't actually too bad, I do need replacement windows anyway, and smaller size partially makes up for the materials to fill the window***The things that could hurt rental profitability (but potentially raise resale interest/vale):More open kitchen feel, built in wall oven/microwave, built in cooktop (induction) easily vented outside, much more cabinet space.Avoiding the L-shape leaves ~32" clearance for a pullout trash cabinet, and ~42" clearance for the dishwasher to open.To minimize these high cost issues in a rental, I have found replacement scratch/dent radiant or coil drop in cooktops for ~$200.Â

The AC unit was at least 14+ years old and I was charged 2,700 for a new unit including coils.Â

About 6 years ago, I had a guy living in one of my properties that was an HVAC Tech, Â His A/C unit went out and he said that their was a leak in the coil (the unit was only 1 year old), Â He Quoted me $2500 which equates to 2 Months of free rent. Â

And just a note that if you need to replace the coil (the inside part of the A/C that sits with the furnace and works in conjunction with the exterior unit), the price will be considerably more than if you just need the exterior unit (probably $600-1000 more).For the bathtub faucets, you'll need to decide/determine if you're just replacing the "trim kit," which is the handles and showerhead or if you're replacing the "diverter" as well, which is the piece that sits inside the wall.
