Hi Thomas,I think your numbers became messed up somewhere.It's good to not include coin laundry as that fluctuates up and down in residuals versus the flat rent.549 X 4 =2,196 a month X 12 = 26,352 yearly so correct there as long as you have verified this is market rent with no security deposit concessions or first months rent half or off to get the tenant in.Next I would look at tenant loyalty.

I need some help regarding the math, behind how to figure out how much of my current debt I need to go ahead and pay down/off , in order to meet the requirements that my Lender is requiring via my Residual IncomeCurrently, I have $8,000 in credit card debt , and given that, with my Net income from my last 2 years of taxes, I qualify for just over a $60,000 loanI am wanting to qualify for a $80,000 loan, but my Residual Income is holding me backIs there a Formula that I can use, that will tell me ..... for every $1,000 of my current Debt that I pay off , It will increase the loan I can qualify for , by X amount of dollars ?

It will usually only work with a motivated seller, but there are benefits such as a possible capital gains tax deferral, and higher monthly residual income to seller of he was going to stick money into the bank.

It's a lot like toothing-in tongue and groove flooring... typically on the last piece or two have to have the tongue or backside of the groove removed to install and a dab of adhesive often does the trick.If you opt to paint, use a primer/sealer first (such as Zinnser or Kilz), but know that the painting will be noticeable.

You also do not want any residual interest like the right to buy after an eviction.Just be careful and make sure you really understand the local and state laws.How you choose to receive payments could cause a problem if it shows that your documented intent was not what you did in practice.
