Is it too much work and detracting from more important things?

It was never a worse feeling than showing up to start work and the customer picked out to the cheapest materials that they can find!

It’s hard to make the math work and cash flow in this current STR market.  

the first property I purchased was in Cleveland back in 2005 a single family that I purchased for  22k cash and i rehabbed it after work and on weekends this property was in the hood I put 12k in it put a tenant in and sold it for 79k to investor who an real estate agent referred me. 

But the steps are the same, just find a property where you ca make the numbers work and that has good upside and go for it. repeat that as soon as you have the downpayment for the next one and keep going. 

From there your job is to check their work and their assumptions. 

If you want to be real sure, you can have him do the work and then pay another accountant  who is a real estate specialist to review it before filed.The other part is your situation.

However, we are still doing deals with our investors either on or off the market, if you want to find those home run deals, you have to do the leg work and find those off markets yourself.

Now I do industrial work and flip by myself.

It's amount of WORK and CONCENTRATION that will make a difference between make or break, and no GURU can make you stick to your regimen and do something persistently and systematically if you can't make yourself do it.
