We have such a diverse mixture of knowledge and business savvy here.

You need to define if you are going to create the subdivision and sell off the lots to builders, keep the whole project to yourself and build all the properties, or do a mixture of both (sell some lots and then build your product on others).The key I have seen time and again is the costs are more then projected and the build out takes longer.

According to my observation, for whatever reasons, the mortar between tiles was not used the right mixture installed …. in between the tiles, there is some mortar and sand above the connection between the tiles.It catches dirty easy.

Even with that said, $75/acre is very low.Like Zach mentioned, ROI on farmland is quite low right now due mainly to low corn and soybean prices (which is most likely the crops your tenant is growing on your land).
