I really think you need to take some time to understand your own personal goals before making any moves (literally or figuratively). 

And You are literally paying more than a PM charges by having extended vacancies.).

I can tell you that many a seller literally hopes that their buyer's fail as a landlord, as they can collect your down payment, and whatever payments you make before you default, and then they get the house back that they can sell again.  

I just closed literally 30 min ago, ALL IN 3/1 65k, value about 100- 110k. 

This quote - I can't really see what I can learn by visiting the market that I can't learn from an agent" - will literally bankrupt you.

As I stated in many other posts, the climate of this forum now has an extensive degree of real estate professionals taking time out of their busy business lives to literally waste it. 

In person its a place I could see maybe doing an investment or two in but its not where I really want to set up shop (I mean that literally; set up a home and also set up a wood shop - so I can build custom cabinets and stuff).If Santa Cruz, CA ever goes on sale then I'll go there and suck it up with CA laws and cost of living, but for the foreseeable future it is not even a remotely viable option; I looked at a fourplex there generating $10k in monthly income and priced at $2,700,000. 

They are literally adding 10% more rental units that will be delivered in 2024.
