Ive read "The Millionaire Real Estate Investor" by Gary Keller.Working my way through J Scott's 2 flipping books.I've heard great things about and just ordered Frank Gallinelli's "What every real estate investor needs to know about cash flow"

According to Gary Keller (The Millionaire Real Estate Investor), learning to save for investments is one of the prime characteristics that separates investors from consumers.The good news is that you have come to this resolution so much sooner than many people.

There is a contractor out of North Plainfield named Gary Lewis (Under Your Roof) that had wonderful integrity and really knew his stuff.

Him signing a new lease is going to be a negotiation, and the odds of him coming up with a security deposit are very slight, and it would be hard to keep anything out of the security deposit when it comes time for reconciliation; I have a feeling that move-in and annual inspection documentation is sparse as well; the place "has always had a dog smell", certainly from the time that you collected the security deposit.Consider contacting Gary Link's office to take his "Landlord Class" which will give you access to his lease, (there is a cost for the class, not sure what it is anymore).
