Our other 3 buildings (two duplexes, one 3 unit) are basically stabilized at this point so just continue to maintain them and build the reserves even larger from the cash flow they spit off.

Basically they often are added by people who do not do thorough and accurate underwriting.

Unfortunately with those numbers it's tough to find a non-bank lender/financial institution that will lend.Usually loan minimums are $50K and the up to 75% LTV on purchase-money/70% LTV on cash-out refinancing, which basically means you need up 25-30% depending on the type of financing.

I am only familiar with Texas and while there is sometimes limited flexibility it’s basically 100% due at sale.  

If so, I would stick to the basics using Airbnb / VRBO.

You can then give out codes for self-showings, AFTER a prospect meets your basic screening requirements.
