If the competition is too strong then I would look into long tail keywords and start building your brand from there.I would hold off on google adwords until you understand your online market.

Proper Keyword Research (focus on your "city" or surrounding "cities")Use the Google Keyword Planner (you'll need a Google Adwords account) BUT don't worry too much about the search volume because with proper on-page seo and good content, you'll be able to pull traffic from your long tail keywords EVEN IF they show in the KP as having 0 trafficConsider the "city" + "real estate" + "service" search string (i.e.: chicago real estate wholesaler)3.

Here's the order of priority of actions:1) Understand real estate fundamentals then study your state (CA) probate laws, especially those pertaining to IAEA for Full Authority and Summary Probate cases.2) A website now will probably NOT bring you business since you are competing with many thousands of others who have highly targeted SEO, Adwords and GDN campaigns.

@Michael Hayes Bing has lower volume, but cheaper cost per deal in my experience of spending almost 1M on motivated seller leads between Adwords, Bing, and Facebook.
