Then there are the issues of misusing terms to slide ideas past, buying under market value, claiming instant equity on a deal and financing blue sky as an acceptable collateral amount.Lots of wild ideas, presented with a somewhat twisted logic, a dash of hype and ignorance of the consequences is where most are in suggesting "creative financing".I do like other people's money over bank financing in some cases, especially in the short term, which can be up to 5 years, but banks usually have a better solution long term.

If you find yourself in this situation ever, a quick solution may be to simply give the person written permission to use that portion of your land...that breaks the time and chain for them to later claim adverse possession and ownership.

Its true it can be a head ache but I find always stepping back and learning from bad situations, being open to taking the advice from others and always having an open mind with learning new things only get easier.I am a person that sees a solution or has a goal and I get hyper focus and don't like to waste time.

Call up code enforcement and ask them about these violations (if they are known to them), then perhaps hire a specialized inspector to just go in and give you a specific report on all these violations - nature, solution, estimates...with pictures.
