I have been told we can use ARC vault breakers to improve the security if the electrical panel is compatible, or change the panel if it is not compatible. 

If it is a nice brick multifamily built to last and every capx item has an inspection sticker on the materials (water heater, electric panel, etc.) then I go for $100. 

I did replace my nice glass front door with a solid door that I gave my dad we traded. and my sons ceiling fan I put up I'm taking with me and the only other thing I gave away is 8 brand new interior nice 6 panel doors such as bed/bathrooms.So yes there are no interior doors on bedroom/bathrooms.

If not, you could use an electric water heater since it doesn't require venting (although would require a 2 poll, 30amp breaker in your panel).
