It was unexpected because this unit was just reno'd and doesn't have a washing machine.

The primary reason I haven't adopted it is because I'd probably lose more investors who were scared off by the added risk than I'd gain by those seeking a lower return with no participation...so it's probably a wash for me, or perhaps I'm wrong and I'd see a small gain in investment commitments--which isn't worth the brain damage of administering the split structure.
