Full XL vs King?
Anyone renting out similar units but with dissimilar bed sizes who might be able to confirm occupancy rate differences between the two?
A Full XL is 50x80 vs a queen which will leave 18" on all sides of the bed if that's acceptable? I can do floor to ceiling windows in the room to open the space up if need be. A King is out of the question unless occupancy will increase enough to cover the cost associated with extending the wall.
Another important question is if it's ok to place the dresser outside the bedroom since there's no space in the room?

Typically, there should never be a full-sized bed in a STR unless it's a bunk bed. Queen is the smallest anyone should go! King is the best and it does draw more bookings, but sometimes it just can't be helped so a queen-sized bed is fine. The dresser really should be in the bedroom or a closet, but it shouldn't take up more than half the closet so there is still space to hang long items.
