I live in Utah but started investing in Idaho because income property is going for about half of what I would pay here. 

In 2011 I bought a small duplex in Provo, Utah for 126k with 8k down.  

When I first joined Equity it was up in coming and ONLY Utah specific and they now have several branches in a few different States Including Colorado.

Now I am prohibited from actually investing until I get the issues resolved.So far I have been working through the Utah Consumer Protection Agency to assist in an investigation.

I'm currently in the process of purchasing a 6 plex in utah, the owner is out of country and is wanting to sell off his properties, this deal is currently on the market for 330k but I am in the process of negotiating it for 300k and the gross monthly cash is $3425, after all expenses, the property is cash flowing at $1300 a month.
