In 2011 I bought a small duplex in Provo, Utah for 126k with 8k down.  My wife and I lived in it for 2 years and then moved to Texas.  Since moving it has cash flowed about 3.5k/year.  Now it is worth 200!  Soon we plan to sell and get into a property with more units.

It's the beauty of income property.  I love it! Well done. 

I wonder how that would compare to the stock market over the last 5 years...
