Hello BP'ersWhat software/application do you recommend, one that has abilities to accept rental payments online, tnt. screening, invoicing, etcLooking one at very reasonable price, since now managing 4 single units, with no stratosphere cash flow, I am looking something that can simplify the processes, but does not kill my cash flow.Any advise will be greatly appreciated Sal

For properties managed with a property management company, would you still create invoices in QB even though they will not be sent out, or should this be bypassed and just record the deposits when the management company sends the statements?

Ok I am digressing here, its these dang graveyard shifts I work, my brain gets a little whacky lol, let me start again, find the property, make the deal, make it subject to close within 30 days, go on CraigsList put an offer on the table for a cash buyer to purchase the property, find the buyer, sell the contract with a $2,000 to $10,000 upcharge of what you negotiated with the seller depending if the numbers support it, go to close if it all goes well with the cash buyer (that means if he accepts the deal and the numbers look right and if it looks like on the exit the buyer can make a decent profit), get your money, buyer gets his property, seller gets his money.

I had the DAV go pick up stuff left behind by a tenant, enough that it looks like they just walked out, but they took stuff, dang near hoarders!

If it is a tenant-caused problem like a ball through a window or a Barbie stuck in the toilet, send the invoice to the tenant and make them pay it directly.
