I suspect he bought a low end house one time and it was not fruitful..

Liens may be on property located anywhere in the USA of any type: residential, commercial, industrial, and raw land.

For my driving for dollars and mailing has been the most fruitful.

I've discovered one remote note where there is no equity on raw land, and the seller won't even send the docs that I've requested.

My question is: Is there much of an opportunity in raw land flipping in this type of rural setting or should I focus on more concentrated counties that have tourist value?

Good thing about raw land is no Dodd Frank rules and its hard to mess up.  

I've done really well historically with raw land in the expanding 290 corridor, but my needs are more cash-flow than appreciation at the moment, so looking for properties that would fit that.
