They had contacted the manager later on Friday about having the technician come out but the PM rejected them without consulting me (I had no voice mail nor missed call), and the AC company was wondering if I would pay for the weekend rate and risk not having the warranty cover the repair to have the AC fixed for the tenants.

You may reject a applicant simply due to a bad vibe, poor attitude, appearance smell etc.It would be extremely rare that any two applicants would both qualify equally.

So you can just mail your first batch as first and then the rest as standard to get the rejections off your list so you don't waste money sending to those.Depending on your region, it may be better to stick with postcards versus yellow-letters in terms of cost per lead, but most people have better response rates for yellow-letters that justifies the increased cost.

They get a low ball offer, it goes to the trash, they may not even call the buyer's agent about rejecting the offer and just tell them days later after the buyer's agent calls to check on it.Some brokers are required by MLS or state law to retain copies of all offers for a certain period, that means your whimsical offer eats up staff time and admin expenses.
