Here's what we do in this situation, which may need to be adapted to local laws:1) Give tenant 3 chances in 10 days or so to schedule. 2) If tenant denying access, have contractor take video of the encounter to document.

I think the two most unanticipated aspect of flipping is the time it takes for proper permitting in markets like NYC/LA and the difficulties you'll encounter with "the cheapest" contractor.I wish you luck and think a great place to start your education into flipping are the BP podcasts.Tim
