In excellent condition, fully remodeled with stainless steel appliances / granite countertops / etc. 1390 sq. feet. 

When the old cabinets and countertop were still there it was especially evident. 

But I did all new appliances, granite countertops everywhere, stained cement flooring, new doors, electrical box, recessed lighting, big backyard shed, gutters, paver patio etc...you get the idea

While it is technically possible for transmission this way - maybe if you are licking saliva off of a kitchen counter top, but that's really about it. 

In you have the layout worked out and just need help with the cabinets, countertops, tiles, and other finishes, then an Interior designer is the way to go!

I was out of state at the time or I would've left it on the kitchen countertop which is what I normally do.

Maybe you only like quartz countertops. 

Lastly, I am putting in granite kitchen countertops which bumps rents 50-75 more a month.  

You do not need to do a big rehab but even cleaning up, painting maybe new counter tops usually can get rents up to market rates. 

I also notate the types of flooring, countertops, window coverings, lighting fixtures, etc.
