I do not rent to families, prefer seniors, so your plan to turn it into a 2 bed would be my choice.

I prefer to put a little more down for a better return and buffer, but it is a personal choice.

These flooring choices cost more for materials but the labor is usually the same cost.

While Watertown probably would not be our first choice otherwise as an investment location, he will be there with the Army for 2 more years and has to live somewhere and house hacking always seemed like a great option.
