To me, that is the only way how you can have a in depth understanding on the market...Drive around on a day tour or listening to someone's just do NOT cut it.....Also, I would go one step further to suggest NOT to partner with anybody until you have 10 years of RE experience.....Yes that could limit your scale, so what?

As to the bus tours, you probably have an REI group near you, might have gone with a small group to open hoses and devised much the same show and tell session for the cost of gas.

., Most people say the ski towns demand drops off significantly in the summer, but in Mammoth we have the added bonus of being very close to Yosemite National Park (and on the way between Death Valley and Yosemite, for people touring multiple parks!).

My parents have always been interested in real estate and architecture, when I was younger they used to drag me along with them to go tour new neighborhoods, look at new houses being built or old houses being renovated, and on the weekends the TV was on HGTV or other programs showing real estate for sale.

My timeline is beginning to compress as my tour approaches it's end.My hope is for a 4-plex less than $400K and a 10% cap rate(which I'm realizing is a high expectation) in as close as possible to move in condition without all units occupied(I'll have to live in one to satisfy the VA requirement).
