Other information that will make the need to replace flooring make more sense:1) When the current tile floors are removed, I'll have plumber trench and replace the old cast iron sewer lines in the slab. 2) Former garage addition is below grade, which will be filled and brought up to main living grade.

@Liz Cole  yup seeing a lot of that and I know its not popular to go against the establishment but I simply do not agree with that pod cast and book.. it worked for the author since he is a real estate professional with a lot of connections.. but its just another form of Guru trying to preach it to those with NO experience .. like its a piece of cake.. really risky.. like I said.. but I realize they need to sell books and pod casts..

I've read a bunch of books on real estate including almost all the the bigger pockets ones, and plan to continue to listen to all the pod casts and absorb as much information as I can.

Obviously, this limits your options from a supply standpoint but I do recommend not casting too wide of a net location-wise, at least at first.
