It might be worth looking into a landlord software that offers this as part of their full suite of tools (ie. messaging tenants directly via your landlord account on the platform, so you can easily keep everything in one place; listing details, applications, digital leases, online rent collection and maintenance tracking with tenant communications via the lease portal; also offers the ability to automate some of the messaging too).

Anyone have a recommendation for ARV software covering the Indy area? 

It could be worth considering a shot at a software solution built for DIY landlords (1 - 15 units) to bring some automation to the rental management process, in turn, making things much much easier!

If I'm following you right, it takes about 7 years to show a cash value, but you are paying for the insurance at the same time.I spent an entire year working with a stock and option trading company and I developed a software program for that company that teaches people how to invest in the stock market and how to invest in stocks along with 52 different option and stock trading strategies.

HelloI have 401k from my previous employer and instead of maintaining a SDIRA I wish to invest in real estate perhaps on a owner occupied multi family if that's feasible( if not at least on an investment property,) I also currently own a rental income property and also planning to start an LLC for software consulting with one or more employees.i would like to know what would be the best way for me to strategize so I can invest in real estate using 401k from my past employer.
