That to me is speculation, and is risky. 

Sounds like you're purchasing the unit on speculation that it will go up in value.  

The list goes on and on...it's all speculation until you do a walk-through and start analyzing the numbers. 

Appreciation may be greater in the class A properties but thats mostly speculative anyway.

Buying a property for appreciation is speculation.

They think this because prices are rising so quickly, and they think it's pure speculation.To me, it's not speculation if the underlying fundamentals support the rise in prices -- the aforementioned jobs, population growth, economy, etc.

I've heard some people speculate Sedona is STR saturated.

:) if you can pick out a neighborhood that you have reason to believe will appreciate in the next year, that's a plus, but remember that's all speculative.

Also, you are speculating to some degree as from start to finish could be 8-12 months from land acquisition to getting your CO, tying up your money for a long period.A lot of Polk is zoned minimum 5 acre lots when you get in the more rural areas and Lakeland can be hit or miss in regards to the 'class' of the area.
