The specific animal is added to the lease, no other pets, no pet-sitting or guest pets, with the right to treat as an emergency and have removed  any other animal found on  the premises including yard, with any removal charge added to tenant's rent. 

Flips, buy-and-holds, wholesaling are all very workable strategies.Mobile homes in parks are a different animal.

I still enjoy this forum but let's not pretend it hasn't morphed into a totally different animal the last few years. 

The issue is many lenders out there can be decent at single family homes...but a 2-4unit is a different animal...and the experience you'll have on that purchase will largely depend on how well versed the lender is. 

Stamps.com is $15 a month but it's very convenient and the sheets I order with random animals, historic places, etc. are things you never see and I think it helps the open rate.

Use invitation type envelopes (a little more expensive but worth it) and birthday stamps or flowers or animals etc, or some type of occasion stamp.

Chickens with the ability to range into and out of the house with the other animals.

I have skills with Computers and Networking, I am a 3D Artist/Animator, I have also have the tools and experience to do a lot of Handyman duties.
