Mobile home vs single family home

hello,

My name is Chase and I feel stumped on a specific topic. I am part owner of a small HVAC company in Phoenix Arizona and want to expand my business with real estate. Here is my question, I found several mobile homes for sale for very low prices. Obviously they need work which I’m fine with but are mobile home rentals very profitable in Arizona? Most communities are ages 55+ and I have a hard time wrapping my head around the fact of people renting out mobile homes when they can rent out a single family home for not much more in pricing.  I really just need some advice if people have some experience with these property’s and if they work out for them. Found a few for $10k-$30k and want to know if it’s worth it or if I should start with a single family home instead? Thank you

Mobiles on land function very similarly to traditional single family homes. Flips, buy-and-holds, wholesaling are all very workable strategies.

Mobile homes in parks are a different animal. Conventional financing is almost non-existent on these types of properties and makes flips, especially on more expensive homes, very difficult. Owner financing, or carrying your own paper, can make you good money and this is a much less competitive sector than traditional stick-built homes. Steer clear of the age restricted parks.
