Only minor issues to deal with (Needs Stove and Fridge in 1st floor unit) and the school district is awesome, one of the top ranked schools in Western PA (South Fayette).  

We are talking about KC, MO from the Missouri River on the north end, 71 hwy as the western border and 435 as your south/eastern border.

When I say "new" to the area, I mean new to Buffalo, but I did grow up in Western New York.  

I some areas of central and western MA you can find properties that seem to do better than the 50%/2% rules.

I will tell you that there are community activists in that area that are not friendly to development, but those voices might die down as the area continues to develop.Best of luck with your purchase - and hopefully someone will answer your original questions!
